(TR) Thorough analysis of the market and understanding the local dynamics are very important for the success of the investment. The dynamics are changing very much according to the location, not only on the city level but huge differences exist on district level as well. In Istanbul, for instance, there is an average amortisation period of 22 years in districts like Esenyurt, Avcılar while this is more than 42 years in Sariyer and Bakirköy. October 2017 YoY price increase in Çatalca and Silivri is more than 15% while the depreciation in Sariyer and Beşiktaş is more than 16% for the same period. There are a number of factors creating this outcome. Hence its quite critical to understand the situation in the market and the changes being experienced. 

Its not only the financial or spatial aspects but there are still some other critical variables to consider. The investors have to be vigilant about the solidity of the building, the quality of materials used, the developer of the project, if it is a new project the completion level, the location, access to public transportation, net and gross square meter calculation, floor plans, etc.
